What services does Cider House Studio provide?

We provide the architectural plans for custom homes, additions, remodels, renovations, and accessory buildings. We do not provide engineering, but we have engineers we can recommend to you. We also do illustrations upon request.

How long does the design process take?

Approximately 1 – 1.5 weeks for a preliminary and 1 – 1.5 weeks for the finished product upon approval date. Your preliminary will include the floor plan with exterior dimensions and interior room sizes and a front elevation. Engineering is a separate time frame and cost.

How long is the initial meeting?

1 – 1.5 hours on average.

Do I need a builder before I design a house? 

No, some builders will actually prefer you to have a plan beforehand. 

Do I need engineering?

We will advise you according to your design.

What does the plan include?

Elevations, foundation, floor plans, roof layouts, etc. We provide everything required to obtain a permit, unless engineering is required or needed. We do not provide printed sets, but we recommend Blackley’s Printing down the road.

What is the average cost of a plan?

Under 2,500 square feet: $0.75 heated sf, $0.40 unheated sf

2,500-3,999 square feet: $0.80 heated sf, $0.45 unheated sf 

Over 4,000 square feet: $1.00 heated sf, $0.50 unheated sf

*Unheated square footage is anything that is covered but not heated or cooled, ex: porches, garages, etc

Additions and remodels are quoted hourly at $100/hr.

What do I bring?

Any ideas, hand drawn (as best as you can), plan ideas from magazines, Pinterest, or existing house inspiration. 

How much does the house cost to build? 

We do not price homes as every builder is different, and the finishes that the builder uses can greatly vary in cost. It is best to make a list of what you would like, so you can get an appropriate answer accordingly. We recommend getting a ballpark estimate from your builder once you are happy with your preliminary plan. Make sure when you’re comparing builders and their cost, that you are comparing “apples to apples.”

Is engineering included?

No, engineering is a separate cost that is not needed in all cases. We will provide you with proper guidance during your initial meeting.

Can you put it in a PDF for banking bids, etc.?

Yes, a PDF will be provided.
